Mold Remediation vs Mold Inspection in Raleigh, NC

Mold remediation involves the removing, cleaning, and sanitizing of mold that is not supposed to be in a given location. Mold remediation also involves preventive measures taken to keep the mold from coming back once it is removed. In contrast, mold inspection involves looking for evidence of mold in a building and testing to see what kind it is. Mold inspectors search for mold inside walls and in other areas where mold is commonly found but not visible to the naked eye.

Mold is a minute fungus that grows in areas that are warm and moist, particularly in areas where there is a large supply or oxygen and organic matter. Since these conditions are quite common, mold can be found almost anywhere. Raleigh, North Carolina is one area that provides the right conditions for mold spores to thrive. Outdoor mold is essential to most ecosystems because the break down leaves and dead plants and fertilize the soil, but indoor mold is mostly just a nuisance. It smells bad, looks unsightly, and some varieties can cause health problems. Mold enters a building as mold spores in the air, but these spores eventually settle onto a surface and establish a colony. Basements, kitchens, and bathrooms are the most common places to find mold because these areas tend to have the most moisture.

The important thing to consider is that it is often preferable to keep the mold test and remediation separate. Mold remediation specialists have a built-in bias when they act as mold inspectors because they will make more money on the job if they identify mold. There is a chance that they will say there is harmful mold when there isn’t, or they will exaggerate on how bad the mold is. Since the job of a mold inspector is just to identify whether or not there is mold, they have no reason to lie or exaggerate. In fact, some states like Texas, New York, and Florida have laws in place to prevent the professional who performs the mold inspection to also perform the mold removal. For example, in Florida, they prohibit the task of remediation and the task of mold inspection from being done by the same company because they consider it a conflict of interest.

The Importance of Using a Quality Mold Inspector

Less dangerous varieties of mold are classified as allergenic, while more dangerous varieties are classified as either pathogenic or toxigenic. Mold exposure can cause sneezing, memory problems, fatigue, muscle aches, sinus problems, vertigo, and more. Because the symptoms are so variable and often overlap with other conditions, they’re not a good way to identify whether your house has a mold problem. Instead, you need someone who specializes in finding and identifying mold to asses the situation. You typically want an mold inspection if you are aware of recent water damage, you see visible mold growth, you smell something strange, you start having unexplained health issues, or you’re about to undergo a real estate transaction.

In some cases you can tell if there is mold because you see or smell signs of it, but a quality mold inspector is still useful. A good mold inspection can help you figure out what the extent of the mold damage is. This may require additional testing, which can cost more money but at the same time save you a lot of money and headache or give you peace of mind. Sometimes, the mold can be dangerous. We always recommend speaking with a doctor and showing them any test results from a mold inspection if you are concerned with your health. You need a company that is honest and transparent. Before you decide to hire a mold removal service, you want to have a crystal clear picture of what the situation is. What type of mold do you have in the house. Where is the mold? What is the concentration of mold spores? This will provide you with the information you need to know whether you need mold remediation and allow you hunt for service that fits your exact needs.

The Inspection Process

There are three methods commonly used to test for black mold and other harmful mold varieties: air testing, surface testing, and bulk testing. The air testing process involves identifying the concentration of mold spores in the air. Almost every home in the Raleigh area will have mold of some variety because it occurs naturally in North Carolina’s ecosystem. What differs from one home to the next is the concentration, as well as the mold varieties. The benefit of air testing is that you can identify mold in the house even if you can’t smell or see it.

Surface testing involves taking a sample from a household surface, such as a wall. The sample is either taken with a swab or lifted with tape. Later, the samples are examined in a laboratory so that the mold variety can be identified. The biggest downside is that surface testing doesn’t tell you what concentration of spores there are in the air.

Bulk testing involves testing large pieces of material, such as carpet or wallpaper. Once the material is collected, it is brought to a laboratory. Analysts study the material under a microscope to determine if mold is present. If mold is detected, the analysts identifies the genus of mold and figures out what the concentration of mold is. The drawback of bulk testing is that it tells you nothing about mold spores in the air.

If you are in the Raleigh, NC area and suspect that your home might be contaminated by mold, you need an inspection to determine whether you have a mold problem. If you have a mold problem, a thorough inspection will provide you with the information you need to make an educated decision about how to resolve the problem.
